FOUNDATION FOR A WOODEN HOUSE

Strip foundation

A reinforced concrete strip (monolithic or assembled from panels, blocks) that runs around the perimeter, closing the outline of the entire structure. All the load-bearing walls of the house are built on this strip. The upper part of the foundation is called the plinth. For significant structure weight, a sand-and-gravel cushion is arranged under the foundation and covered with waterproofing. The foundation depth depends on soil quality and loads

Most often used in private construction for country houses and dachas whose walls are built of concrete, brick, wood or stone, as well as in projects that include a basement or garage. This foundation is popular in construction due to the simplicity of its technology and the reliability of the structure. However, financial and labour costs also increase accordingly.

Pier (column) foundation

The foundation structure consists of massive piers made of brick, concrete, reinforced concrete or stone, located at the corners of the structure as well as at points of increased load (wall intersections). The lower part of the piers is widened to distribute and reduce loads on weak soils. All supports are connected to each other by a frame (grillage). The space between the piers is filled with crushed stone and covered with a layer of concrete. Depending on the soil type, a sand cushion may be required.

Used for lightweight houses with light-frame construction. For example, wooden, panel or frame houses made of various types of timber. Distinguished by relatively low cost and quick construction, but excludes a basement or ground floor. This foundation should not be built on heaving soils, as it has poor stability on unstable ground.

Monolithic foundation (variants include slab foundation, floating foundation)

The basis of the foundation is a special monolithic reinforced concrete slab laid on a layer of crushed stone. Such slabs are made directly on site. As a rule, the slab is not buried.

All load-bearing elements of the structure rest on this slab. The special feature of the design is that the monolithic reinforced concrete slab can shift together with the building, compensating for ground fluctuations, which is why it is called “floating”. The surface under the foundation base must be perfectly level. The advantage of this type of foundation is the absence of restrictions when planning changes to the structure and its strength. It should be noted that installing a waterproofing layer is a mandatory condition for extending the service life of the house.

Pile foundation (on driven piles)

An analogue of the pier foundation. Has many variations in construction method. The basis of the foundation structure consists of piles – supports that are driven into the ground down to firm soil layers, to which all structural loads are transferred. Piles can be made of concrete, steel, or wood. However, an asbestos pipe filled with cement mortar can also be used as a support (pile). The upper part of the piles is joined by a chain of beams. The pipes resist frost heave well and can reduce concrete consumption.

Used in large-scale construction of buildings, bridges, power lines due to its increased load-bearing capacity. The advantages of this foundation include its reliability, durability, fast installation and minimal settlement over time. However, the pile foundation is not widely used in construction, as it is one of the most expensive and labour-intensive foundations. The choice of this foundation is most often due to unstable ground, high groundwater levels at the chosen site, marshy terrain or uneven landscape.

Screw pile foundation

The foundation structure is built on screw piles, in areas with a high groundwater level or unstable topsoil. A screw pile is a steel pipe with a spiral blade around the shaft, which is screwed deep into the ground. Its presence allows the soil around the base of the pile underground to be compacted. The above-ground part of all piles is cut off at the same level and filled with a concrete mixture. Characterised by high load-bearing capacity, installation speed, and at the same time cost-effectiveness (costs can be 40% lower than building a strip foundation).

The choice of a screw pile foundation is often due to the impossibility of building other types of foundation because of soil features (marshy, peaty or waterlogged). This type of foundation is mainly used for building low-rise (frame, wooden) country houses on difficult terrain. It can be built in a short time in any season.

    1. Depending on the type and soil:

    • Slab: 5–10 days of work + time for the concrete to gain strength.

    • Strip: 7–14 days.

    • Piles/screw piles: 1–4 days (without grillage installation).
      We confirm the timeframe after a brief (area, geology, groundwater level, logistics).

  • Soil type. If the soil has good physical-mechanical properties and load-bearing capacity, either a slab, strip or pier foundation is used. If the soil’s load-bearing capacity is low, contains debris, organic matter, or is waterlogged, pile, pile-grillage or strip-pile types have to be used. They transfer the load to deeper soil layers with higher physical-mechanical properties
  • Load on the foundation. If loads are small and the soils are uniform, the cheapest foundation options are used – strip, strip-block. These are the most technologically efficient and quick to install
  • Architectural and layout decisions. When choosing the foundation type, the spacing of vertical structures and the size of spans must be taken into account
  • Groundwater level and presence of flooding
  • Seismicity of the area
  • Deep – built below the frost line to prevent heaving.
  • Shallow – set above the frost line (usually no deeper than 0.7 m). Less effective at resisting frost heave; quality thermal insulation is needed to minimise this effect.
  • Surface (unburied) – built at ground level, not used for building full-fledged houses. Optimal for fences and small structures made of lightweight materials.

Waterproofing protects the foundation from the negative effects of water and aggressive environments. There are various types of waterproofing, but the most common are: applied membrane and coating waterproofing.

In this case, applied membrane waterproofing refers to bitumen roll waterproofing. Coating waterproofing refers to bituminous mastic waterproofing.

Foundation insulation is used to retain heat in the house, as well as to reduce the effect of frost heave on it. The insulation technology depends on the type of base, its depth, etc.

As a rule, extruded polystyrene foam with increased density and strength is used to insulate foundations, which prevents damage during backfilling and under soil pressure. In addition to the foundation itself, the blind area, which is built around the perimeter of the building, also needs to be properly insulated.

  • Slab — when soils are heterogeneous or weak, frost heave is possible, groundwater level is high, and a level, rigid base is needed.

  • Strip — on stable soils, without a basement, with moderate loads.

  • Piles/screw piles — when the upper layers are weak/waterlogged and it makes sense to transfer the load deeper.
    The final decision is made after geology and calculations.

Yes. We organise engineering-geological surveys (2–3 boreholes, a report with cross-sections, bearing capacity indicators, groundwater level). Based on the results, we design drainage/stormwater systems, waterproofing, insulation of the slab/strip, and the blind area. This reduces the risks of settlement, cracking and waterlogging.

At the design stage we agree on the zero-level marks, axis layout, embedded parts/reinforcement extensions for the grillage, utility connections (water/sewage/electricity), and sleeves. After the slab/strip reaches strength and passes geodetic verification, we plan delivery and the start of assembling the timber structures.

The concrete class and reinforcement diameters are determined by calculation (structural analysis) for your house and soil. Typically: a preparatory layer (compacted sand-crushed stone bedding), waterproofing, insulation (if needed), a working reinforcement mesh/cages, concrete of the appropriate class, expansion joints/extensions for vertical elements. The specific “layer cake” is fixed in the working design.
