STEP 2 – DESIGN AND ENGINEERING (3-6 Weeks)

1.STANDARD PLAN/STANDARD PLAN WITH MODIFICATIONS OR INDIVIDUAL PROJECT

Under this option, KOLEO will provide a standard plan or modify a standard plan with the specified components, as well as provide visualization of your home, a 3D design, and a full construction specification and cost of building your home kit. Once you have finalized the drawings, we can proceed with filling out the permits for submission to the local building authority.

2.INDIVIDUAL FLOOR PLAN, DRAWINGS FOR OBTAINING PERMITS AND DESIGNING A HOUSE

Our company is based in Ukraine, where coniferous trees predominate: pine, cedar, spruce (fir), larch, and fir. In areas where there are no coniferous forests, hardwoods such as birch, aspen, poplar and oak are used for house construction. Spruce – spruce walls are highly breathable, allowing you to create the most comfortable microclimate in all rooms. In addition to its affordable cost, fir wood has other advantages, such as healing properties – it releases phytoncides into the atmosphere, which contribute to the improvement of the entire human body. The structure of spruce is loose, not as dense as that of pine, and therefore its thermal conductivity is lower. A house made of this wood is warmer than a pine house. Spruce is the “golden mean” between conifers, materials for construction, combining quality and reliability.

Larch is a solid wood that is not subject to decay and is not susceptible to insects. Accordingly, the wood will not turn blue, and the service life of a larch house will last for several generations of residents. Larch has a high natural fire resistance. On top of that, it also has an aesthetic appearance, the wood has a pleasant shade. Larch is a fairly expensive material for the European market in general and is more than 50% more expensive than spruce.

Cedar is a noble tree. It has not only a strong structure and beautiful appearance, but is also resistant to damage – mould, fungi, insects. This wood has always been famous for its healing properties, so it is ideal for the construction and decoration of baths, saunas, and relaxation rooms. Despite its high performance characteristics, it is not very popular in residential construction due to the high cost of the material – it is one of the most expensive among all species.

Among the hardwoods, aspen is used mainly for baths or interior decoration, as it does not have the characteristics necessary for house building.

Although short-lived and absorbent, birch has a beautiful pattern and a pleasant delicate colour. It is possible to build houses from birch, but it should not be used for the first lower rows.

Alder is used in the construction of houses if the wood is treated with an antiseptic. In general, alder has good characteristics: low thermal conductivity, lightness, moisture resistance similar to oak, pleasant colour and minimal cracking. At the same time, it can crack whenever a nail is driven in, absorbs moisture and is not very durable.

The only drawbacks of oak are its high price and the fact that it is susceptible to insects. In general, it retains heat well, is strong, durable and very beautiful.

The first disadvantage of this material for construction comes from its main advantage: wood is a natural material, subject to insects, precipitation, rotting, burning. By itself, without proper treatment, wood is short-lived and quickly loses its natural beauty. Fortunately, there are now many ways to preserve a wooden house and significantly extend its service life.

There are both means of combined action, including protection of wood from mould, woodworm insects, fire, and individual compositions. Wood treatment is not complicated and is possible even for a novice builder, it is only necessary to observe safety precautions when working with protective compositions.

Wooden buildings are subject to special fire safety requirements. The wiring in such a house should only be external, installed in a special corrugation made of self-extinguishing plastic or metal pipe.
