This project fits perfectly into a forest landscape, a view over a lake or the sea, or a country estate with a large plot. Panoramic windows take up to 45 % of the façade of the FACHWERK 45 modular home: the rooms are bright from morning to evening, and at night you can watch a meteor shower through the clear glass.
The FACHWERK 45 project: two layout options
The architectural office of the KOLEO construction company has developed two layouts for this 45 m² building. Both include a kitchen-living room of 23 m² with access to a large terrace of 17 m² — forty metres in total for conversation, cooking experiments and rest in the open air.
How the FACHWERK 45 layouts differ:
- the version with one 13 m² bedroom also has an entrance door with a porch; a small home office fits by the panoramic window in the bedroom;
- the version with two 9 m² bedrooms suits a family with children, allows a guest room or a full study or workshop; the bathroom separates the bedrooms and one of the entrance doors leads from the terrace.
Once the architectural and structural part is agreed with the client and the site survey is done, KOLEO develops the engineering part of the project: exact orientation to the points of the compass, type of foundation, roofing material, class of glazing and the strategy for connecting electricity and water.
FACHWERK 45: an elegant modular home
The silhouette of this eco building recalls the legendary prairie houses of Frank Lloyd Wright — wide eaves shield the rooms from direct sunlight, with plenty of air and light. Sturdy beams and timber posts served the residents of German half-timbered houses and Japanese minka faithfully for centuries. The gable roof combined with tall panoramic windows underlines the use of twenty-first-century energy-saving technology.
Modular homes from the KOLEO construction company come with autonomous heating and save up to 30 % of a family’s heating budget. The elegant FACHWERK 45 costs little, goes up in a few weeks and has a design service life of 40 years.
KOLEO produces the individual elements of the FACHWERK 45 modular home in its own workshops using high-grade Carpathian timber. All electrical, heating and water systems are fitted at the factory. On site come the preparation of the ground, the foundation works, the assembly of the individual elements, the installation of windows and doors, the waterproofing and the roof installation.
