KOLEO’s new project is a low-budget, ergonomic home for a small family, built to new energy-saving technologies for permanent living, work and leisure. The hi-tech house 45 is compact, multifunctional and very comfortable.
“Hi-tech house 45” project: two layout options with one or two bedrooms
The basis is a near-square area of 45 m² with a 17 m² attached terrace. The shared space is identical in both variants of the Hi-Tech 45 project: the terrace and living-kitchen are separated by a transparent floor-to-ceiling glass wall. The living room is additionally lit by windows on opposite walls, providing long-lasting sunlight without extra electricity costs.
The one-bedroom version has a second door with a porch, the bathroom has its own window for ventilation, and the bedroom has enough space for a workstation, a blogger’s studio or a boudoir.
The two-bedroom Hi-Tech 45 has a single entrance from the terrace side, with the bedrooms separated by a hallway and bathroom. In every case the bedroom features a floor-to-ceiling panoramic window. The boundary with the surrounding forest or garden blurs, making the rooms feel more spacious.
Hi-Tech 45: a modular home built to last
The structure of the modular home in Hi Tech style is like a thermos flask: it keeps the warmth in during frost and the cool in during summer. The building is earthquake-resistant, barrier-free, and fitted with modern electrical systems, independent heating, water and drainage. Building the “Hi-tech house 45” modular home only needs a small plot with any type of soil. Its calculated service life is 40 years.
Ways to use the Hi-Tech 45 project:
- an out-of-town home for a small family’s permanent living;
- a year-round holiday house or creative studio;
- a standalone cottage in an out-of-town recreational complex, suited to any climate zone in Ukraine;
- an office for a management company, or a gatehouse for a business-class holiday village;
- a shop, rental point, or restaurant with a large shop window.
The Hi-Tech 45 modular home, in a neoconstructivist style, has a pared-back design, with timber slats and exterior lighting setting the vertical rhythm. The building is raised above the ground, creating an impression of weightlessness.

“Hi-tech house 45” project: fast turnkey construction
KOLEO handles the full range of site-preparation work, building the foundation, and connecting the building systems. Once the individual project is agreed (layout, facade colour, glazing class, roof), the technical part of the project is developed. In KOLEO’s workshops, using Carpathian wood, the individual module elements are assembled with ventilation, electrical, heating and plumbing networks already installed. Assembling the modular home with its roof and connecting the systems takes just a few days.
