Two floors of calm, comfort and unwinding in a handsome frame

Two bedrooms or five? For the elegant “Valma 226” house in glued laminated timber, the architects at KOLEO construction company worked out several layouts — for a small or a large family, for guests at a resort, or for the staff of a small office. A sauna, a cloakroom, or a double-height space over the open kitchen and living room? The choice is yours.

“Valma 226” — comfort that works

This eco project brings together current trends in modern architecture and the ergonomics of a glulam house. The two-storey building has a high energy-efficiency class, goes up on site in a few months and needs no external insulation or cladding.

Panoramic windows and doors, the covered porch and the large terrace widen the space, settle the nerves and make room for creative work:

  • daylight reaches the stairs, the plant room, the bathrooms, the corridors and the halls;
  • two wide doors to the terrace join the guest areas inside and outside at once;
  • the 10 m² covered porch works as an extra place to rest and to talk with visitors.

Every bedroom in the Valma 226 project stands on its own, with a separate entrance and a large window. The 13 m² room on the ground floor is set apart from the living room and converts into a consulting room, a freelancer’s home office, or a bedroom for elderly parents with step-free access.

Most of the ground floor — the kitchen-living room and the terrace — stays the same across the sketches. The exception is the double-height variant, which opens the living room all the way to the roof. Picture it: a modern fireplace, two tiers of panoramic windows, side light around the perimeter and open doors to the terrace.

The authors drew two circulation options for the ground floor: a straight one, with a direct run from the porch into the living room, and an L-shaped one, with the door on the side of the house. The decision follows the site analysis: building lines, orientation, slope, planting.

“Valma 226” — first-floor layouts

In the double-height sketch the upper floor holds two standard bedrooms, a bathroom and a master bedroom with its own dressing room and bathroom. The other variants use the whole upper floor: from two to four bedrooms, a playroom, a hall that ties the rooms together, one or two bathrooms, a cloakroom and a sauna. Compare the sketches and find the one that suits you.

“Valma 226” — a striking house in glued laminated timber

Every architectural and structural drawing for the “Valma 226” house follows the standards for building in glued laminated timber: limit loads, beam sections, the share of glazing in the façade. The engineering design follows the site analysis: foundation, roof, electrics, water, heating, glazing class, interior finishes. The colour of the restrained façade, the roof, the terrace and the accents is chosen for each client.
