Almost seven metres of transparent wall between the kitchen-living room and the terrace blur the line between inside and out; the picture beyond the glass changes by the minute and never grows dull.
A modern eco house with panoramic glazing beats the concrete box of a flat – see for yourself. Behind the plain façade of the modular home BARN 60 lies a carefully worked-out layout with two bedrooms, a living room, a terrace, a hall and a bathroom.

BARN 60: two layouts on the same floor area
The BARN 60 layouts, drawn up by the architectural studio of the construction company KOLEO, offer two ways of arranging the interior:
- kitchen-living room 23 m², a square hall with built-in storage, a through corridor, two bedrooms with recesses for fitted wardrobes + a bathroom of 6 m² (room enough for a bathtub);
- kitchen-living room 31 m², a rectangular corridor of 6 m², two almost square bedrooms and a compact shower room of 3 m².
Both variants open from the living room onto a covered terrace of 17 m² – extra space for summer meals, children’s play, rest and creative work. One of the bedrooms easily becomes a doctor’s or lawyer’s room, a gaming or freelance workspace, a library or a workshop.
Modular home “BARN 60” – energy-efficient technology working together
Up to 40 % of the façade is panoramic glazing: on three sides of the living room and one large window in each bedroom. Extra volume comes from the pitched roof typical of the barnhouse style above tall walls. The two-bedroom house of 60 m² feels a third larger, and its owners save on electricity and air conditioning.
Energy efficiency comes close to passive houses. The walls (200 mm of insulation) and good low-emissivity glazing withstand frost down to −40 °C and create a thermos effect: in winter the warm air stays inside, in summer the cool.
The modular home “BARN 60” suits a range of uses:
- permanent family living;
- a year-round house at a ski or seaside resort;
- a luxury lodge in a protected area;
- a weekend house, shelter, medical point, office, shop or café.
The earthquake-resistant building can be placed on any ground. Service life 40 years.
A Barn-style house – from sketch to handover in a few weeks
The construction company KOLEO carries out the full scope of work, from agreeing the architectural and structural design with the client through to the final finishes. After surveying the plot we develop the services: electrical, heating, water supply and ventilation.
For the beams and walls of the BARN 60 modular home, KOLEO manufactures high-quality timber structures from the Carpathian forests with mandatory fire-retardant treatment. The colours of walls and beams are agreed individually and matched to the surrounding landscape.
The individual parts of the BARN 60 modular home are made in KOLEO’s own workshops; finished modules arrive on site with the building services already installed. Assembling the walls, connecting the services, waterproofing and roofing take a matter of days.
