The architecture studio of the KOLEO construction company presents the design of a single-storey glulam building, Hi-Tech 001, with an adaptable layout for 2 or 3 bedrooms.
Hi-Tech 001 house - layout solutions
The main part of the building is a 12×9 metre rectangle with an attached porch and terrace.
KOLEO’s designers have developed several layout solutions that can be adjusted to the client’s wishes:
- number of bedrooms;
- size of the kitchen-living room;
- hallway configuration;
- placement of the front door and porch.
The two-bedroom version includes the installation of a two-sided fireplace. The building’s structure allows the third bedroom to be shifted into the right-hand part of the kitchen-living room. The living space can easily be converted into a walk-in wardrobe, study or playroom.
This modern design separates the private bedroom zones from the space for guests. The trend towards global warming has been taken into account: as in southern European villas, wide portal doors lead onto the terrace of the single-storey house. This considerably increases the usable area for relaxing, family meals, children’s play and working on a laptop.
Hi-Tech 001 - a project for living and working
This compact eco house, with glazing covering up to 30% of the facade, suits permanent living for a family with children, a couple, or combining work with a home office. The two-to-three-bedroom cottage with a kitchen-living room is economically attractive for renting out at holiday resorts in any climate zone of Ukraine: glulam withstands Scandinavian frosts. This understated house can easily be adapted into an office, a small restaurant, a shop, a hunting lodge or a weekend getaway.
Hi-Tech 001 project - construction and operating advantages
The building can easily be positioned on a compact plot, oriented to the cardinal points and prevailing winds. If the terrace faces south-west, the living room’s sunlight exposure is extended by 2-3 hours.
Energy-efficiency class A: glulam houses save up to 15% on heating costs and retain heat inside. Walls made from natural material and energy-efficient double glazing require no additional insulation or facade finishing.
KOLEO assesses the condition, terrain and soil of the building site before construction work begins. The Hi-Tech 001 project allows for a budget pile or strip foundation. On request, the Hi-Tech 001 project can also be built from machine-round logs, profiled timber, wild-style logs.
The full scope of construction work includes developing the project’s engineering section, processing Carpathian timber to European standards, connecting utilities, and finishing facade and roofing works.
