Impressive – waking up in your own eco house, taking a tropical shower in a bathroom finished in porcelain tile, coming down a wide staircase to the ground floor, opening the panoramic window curtains with a remote, pouring hot chocolate into a mug in the kitchen-living room, and stepping out barefoot onto a wide terrace overlooking the garden. Such simple moments. So much positive feeling. So close from dream to reality.
The two-storey glulam cottage project “Hi-Tech 226” by the architecture studio of the KOLEO manufacturing and construction company brings together Ukrainian building standards with Spanish architectural chic, British rationality and American comfort.

Maximum well-being for the owners is the designers’ core idea. The rooms are filled with air and light: large panoramic windows take up to 50% of the facade’s perimeter. All bedrooms are separate, with dedicated shared spaces for receiving guests and family time.
An understated facade with vertical lines, gleaming windows and a flat roof create the look of a stylish Mediterranean Riviera villa. Energy efficiency, frost resistance and the climate control system are adapted to Ukraine’s climate zones.

The heated part of the “Hi-Tech”-style house fills a 9 x 12 metre rectangle. Owners of the glulam cottage also gain an invaluable space for relaxing outdoors:
- a 10 m² covered porch;
- a raised terrace of 32 m² or more, easily fitted with garden furniture, sun loungers and a summer dining area under a large umbrella or awning.
All ground-floor sketches for the “Hi-Tech 226” project include a kitchen-living room, a separate room for guests, a study or elderly parents, a boiler room and a guest bathroom. Entrance direction to choose from: front door with porch directly opposite the portal into the living room, or located on the side wall of the cottage.
A particular touch of chic is added to the living room by the double-height solution: part of the upper floor has no ceiling, giving the living room extra volume and an ultra-modern aesthetic.

The designers developed numerous variants for the ergonomic use of space, with or without double height. Compare the sketches – a master bedroom with walk-in wardrobe and its own bathroom is available, a bathroom with sauna, a large playroom, and a number of bedrooms from two to four with a transit hall by the stairs.
The two-storey cottage looks striking within a club-style cottage settlement. In areas of low-rise urban development and at resorts. This building with large windows and a terrace is easy to adapt into an office, an administrative or medical centre, a restaurant, or a kindergarten.
