BARN 36 – sensible selfishness and complete self-sufficiency
Since the middle of the last century the barnhouse style has been strictly functional: as few internal walls as possible, a pitched roof, simple shapes. The architects at KOLEO have brought together the plain outline of a barn and the comfort city dwellers expect.
The modular home BARN 36 means evenings by the barbecue, a telescope on a terrace sheltered from rain and wind, a wide-screen television in the living room, quiet in the bedroom, faultless logic in the layout, and a self-sufficient home a few weeks from the moment you are reading these lines.

Modular home BARN 36 – an ergonomic space for a small family
The gable end of the building holds a covered terrace, from which you step into a spacious living room. Following the enfilade principle, the living room flows into a hall giving access to the bathroom and the private bedroom area. The front door, set almost in the middle of the building with a small porch, can serve either as the main entrance or as a second exit.
The pitched roof typical of the barnhouse style raises the ceiling height and brings in more light. Panoramic glazing across much of this modular eco house and a natural timber façade turn a genuinely affordable project into a permanent comfort-class home with a touch of modernism and easy living.
Who benefits from ordering modular homes to the BARN 36 design:
- holiday parks, country resorts, glampings, lodges, ski resorts;
- private clients who want a comfortable home in the shortest possible time;
- shelters, university campuses, IT hubs, doctors’ practices, offices and shops in low-rise areas.
BARN 36 – a complete solution with services, glazing and finishes
KOLEO manufactures modular homes from high-quality Carpathian timber. The quick-to-assemble house is fully fitted out at the factory: wiring, water supply, drainage and ventilation are already installed. On site the KOLEO team assembles the modules in a matter of days.
The base specification of the BARN 36 modular home, the wall and roof colours and the energy class of the glazing are all adjusted once the design has been agreed with each client.
BARN 36 is comfortable living when the build schedule is tight, with a service life of up to 40 years. The modular home is easy to place on any type of ground: it needs no expensive foundation, no heavy plant and no large plot. The building is earthquake-resistant and withstands temperatures from −40 to +55 °C with minimal heating costs.
