Two variants of the upper floor of the «Chalet 204» cottage
The architectural and structural part of the private zone with its own bathroom adapts to the needs of a specific family:
- The upper floor of 50 m² combines a bedroom of 17.6 m² with a covered balcony of 14.4 m²: enough room for a rocking chair, a sofa for summer sleeping, sun loungers or a workspace with an all-in-one computer.
- The 74 m² variant includes two rooms with balcony access and a spacious dressing room.
Ground floor layout solutions for the «Chalet 204» cottage
The heart of the eco house is the kitchen-living room with a bay window glazed on three sides and access to the terrace. Enough room for a fitted kitchen, a dining area, a relaxation zone with a home cinema.
A feature of timber-building construction is the balance between load-bearing and secondary walls. For guests, elderly parents or a creative studio, a single wall can easily separate a 13 m² room in the living room with its own access to the terrace.
The entrance group with a covered porch of 10 m², depending on the plot configuration and the local building setback lines, is positioned in a straight line to the bay window or on the side wall of the house. The entrance on the right or left is determined after analysing the plot.
In the corner of the house near the stairs there is a 13 m² room with direct access to the corridor: bedroom, playroom, study.
Project «Chalet 204» - energy efficiency, functionality and style
«Chalet 204» resembles the Swiss chalets of ski resorts: sturdy beams and a gable roof withstand strong winds, heavy rain and snowfall. Panoramic windows in every room and on the stairs blur the boundary between the inside and outside of the house.
«Chalet 204» looks stylish in the forest, by a lake, surrounded by low-rise suburban development. The stately cottage is suitable for year-round living and for rental.
The profile, glass, tinting, and double-glazing lamination, as well as the colour of the facade, beams and terrace, are agreed individually.
A timber house built from quality wood without thermal bridges has a high energy-efficiency class. In the Chalet 204 project, the cottage’s energy-saving properties are reinforced by double-glazed windows and autonomous heating. The climate control, water supply, electrical and telecommunications systems are designed individually in the engineering part of the project.
